Separate required and optional costs
- Which association assessments attach to this property?
- Is club membership optional or tied to the home?
- Are there joining fees, deposits, transfer charges or minimum spending?
- Are special assessments, increases or major projects disclosed?
Collect the current documents
Ask for the property's governing documents and current association statement, the applicable club agreement, lender estimate, insurance quotes and utility information. Check the period covered by each amount and who supplied it.
Build a household estimate
Separate recurring costs from one-time cash needed. Include mortgage payments, property taxes, insurance, utilities, maintenance and applicable association or membership costs. Avoid counting escrowed taxes, insurance and minimum spending twice.
Compare the same categories
One home's low association dues may cover different services from another's. Compare what is included and what you still need to purchase separately. Confirm the obligations for the actual home before relying on a community overview.
